1. Payments: In addition to immediate secure online credit card payments, we accept personal checks. In order to confirm & therefore hold a reservation, 50% of the total rental rate is due within 5 business days of the reservation. Final and full payment along with a separate security deposit check is due 60 days PRIOR to the check-in date or immediately if reservation is made less than 60 days prior to arrival.

2. Cancellation Policy:

A. GUEST CANCELLATIONS MUST BE IN WRITING. If you cancel your reservation 60 days prior to the check-in date your confirmation payment will be reimbursed minus a cancellation processing fee of $35.00. In the case of a cancellation within 60 days of the check-in date, there will be a cancellation processing fee of $35.00 and all payments will be held and forfeited, unless & until the property has been re-booked and confirmed for the same rental period for the same rate. There are NO exceptions. If the property is reserved for only part of the rental period or for less rent for the reserved days, the payment will be refunded minus any uncollected rent for the rental period.

B.  The property is furnished for normal housekeeping with dishes, cookware, flatware, glasses, grills and appliances.  We are pleased to provide bed linens and towels. Please be sure to pack any specialty items that you may require during your stay. If the guest deems the home to be unacceptable because of decoration or location, this is considered a cancellation.

C. All equipment should be in working order. Please report any inoperative equipment immediately. Every reasonable effort will be made to repair the equipment as quickly as possible. If the guest decides not to wait for the repairs, this will be considered a cancellation.

D. We cannot predict construction plans in the area and therefore cannot be responsible for any construction that may be occurring and there will be no compensation or refunds.

E. We are not responsible for the weather or other Acts of God and there will be no refunds.

F. Travel Insurance protects you from losses you may incur because of unforeseen circumstances, such as weather, illness and injuries. We do not provide insurance. You will find many offerings on the Internet and many Home Owner Insurance providers may also refer a reputable Travel Insurance company for you.

3. Occupancy:

A. Guest will restrict occupancy to the stated limit for the reserved property at all times. No RVs, campers or mobile homes may be parked on the premises.

B. Guest agrees to honor check-in and check-out times. Unless otherwise noted on the reservation, Check-in after 4:00 pm; Check-out is before 11:00 am. If the property is not vacated at check-out time, we will charge a late check-out fee and remove Guests’ belongings from the property at Guests’ expense.

C. Absolutely NO PETS ALLOWED. If pets are found, all monies will be forfeited and Guest will be asked to vacate the property.

D. This agreement may not be transferred or assigned. The premises may not be sublet.

E. Absolutely no house parties, youth groups, fraternities, weddings, receptions, meetings or parties allowed without the written consent. We do not rent to students or groups of students under most circumstances, even if a parent or legally responsible adult makes the reservation and/or pays the rent. If such a group attempts to circumvent this restriction, all monies will be forfeited and individuals will be asked to vacate the property immediately.

F. Guest authorizes contractors access to the property when we determines that it is necessary.

4. Disturbance: Occupancy and use of the premises and amenities shall not be in a manner that disturbs neighbors. We reserve the right to terminate this Agreement, ask disruptive Guests to vacate and all monies will be forfeited.

5. Liability: Guests agree to hold owners harmless for any accident or injury whatsoever that may occur on the rental property during occupancy. Guests agree to hold owners harmless for any theft or loss.

6. Additional Fees and Charges:

A. Damages: Guest agrees to be responsible for all damages and/or excessive clean-up requirements caused by members of Guest's party and agrees to pay all costs that exceed the security deposit.

B. Security Deposit: Cash Security Deposits will be refunded by US mail within 15 days of departure and will include invoices for damages and/or cleaning, if any. Security Deposit checks are not actually cashed unless damage and/or cleaning is required. In the event that damage and/or cleaning charges are required, invoices and remaining deposit will be mailed to you.

C. Returned Payment: A $45.00 Returned Check Fee will be charged if a Guest’s check is returned for any reason.

7. Locked Closet: Contain owner’s personal property. Please respect these locked closets, and cabinets. They are NOT INCLUDED as part of your rental.

8. Repairs: All equipment should be in working order. Guest agrees to notify us as soon as a maintenance problem occurs. Maintenance and repairs are needed from time to time while Guests are staying in the property. Breakdowns and other maintenance issues will be repaired or replaced as quickly as possible. Refunds or discounts will not be given due to maintenance or breakdown issues.

9. Personal Items: We are NOT responsible for Guest’s personal belongings that are lost, stolen or left behind. If requested and if found, any left-behind items will be returned at Guest’s expense plus a $25 handling fee.

10. Procedures:

A. Check-In Procedure: CHECK-IN time is After 4 PM on your check-in day. Once you have paid the balance and submitted the signed lease, you will receive driving directions and entry instructions.  Early check-ins will be available, for a fee, on a limited basis.

B. Miscellaneous:  Please do not move the outdoor grill off the patio. The Fireplace is for use during the winter, October thru April, only, and may not be used while the air conditioner is running. Before using the fireplace you must verify that the flu is open. After the fire is completely out, the flu must be closed.

C. Check-Out Procedure: CHECK-OUT time is 11 AM.  Upon leaving, secure all windows and doors, wash dishes, clean out the refrigerator, place all trash into plastic garbage bags and into Outside garbage cans with lids tightly secured, leave all towels in the home and leave the beds unmade, and return key to the lockbox and make sure it is locked.   If the property requires extra cleaning because you left it in poor condition, you may be charged an additional cleaning fee. A charge will be deducted from your security deposit if you do not replace key into lockbox.
